Termite damage repair means replacing the wood termites ate so your house is strong again. We do the building repair, not the bug treatment. In California, a registered pest control company treats the termites. Then a licensed contractor can replace the damaged wood that the termite report lists. Angel Suarez Construction holds a California B General Building license, CSLB #1085926, and does that repair work across the Peninsula.

Who repairs termite damage in California?

Two kinds of companies split the job. A registered pest control company inspects the home, writes the report, and treats the termites. Then a licensed contractor can replace the damaged wood the report lists. State law allows this (Business and Professions Code section 8556). That is our part. The pest company handles the treatment, like spraying or tenting the house. We rebuild the wood.

What do Section I and Section II mean on a termite report?

California termite reports sort what the inspector found into two lists. Section I lists problems happening now: live termites or rot, or damage they already caused. Section II lists things that could cause a problem later, like wood touching soil or a small leak, with no termites or rot found yet. The report may also list areas the inspector could not reach. We can price the repair items from your report one by one.

What termite damage do we repair?

Termites eat wood from the inside, so the damage is often worse than it looks. We replace sill plates, the boards that sit on the foundation. We repair or add to floor joists, replace subfloor, and fix wall studs. We also rebuild termite-damaged door frames, window frames, trim, siding, and eaves. When damage sits on the foundation, our concrete and foundation team can fix the concrete in the same job.

Can termite damage be repaired, or does the wood have to go?

Both. Wood that termites hollowed out can no longer be trusted to carry weight, so new wood takes over its job. What we do depends on the piece. A damaged joist can often be sistered, which means fastening a strong new joist right beside it. A ruined sill plate or stud gets cut out and replaced. Trim and siding get new boards. Each time, the goal is sound wood that carries the load.

Signs of termite damage behind the walls

Look for thin mud tubes on the foundation. Termites that live in the soil build these to travel. Wood that sounds hollow when you tap it is another sign. So are small piles of tiny pellets, which drywood termites push out. Inside, watch for paint that bubbles, doors that start to stick, or a floor that sags. Rot can look a lot like this, so see our dry rot repair page too.

How a termite repair job works, step by step

First, a pest control company inspects the home, writes the report, and treats the termites. Next, we read the report and walk the house with you. We give you a free written estimate for each repair item. Then our crew opens the area, removes the damaged wood, and builds it back with new lumber. When the work is structural, we pull the city permit so an inspector checks it.

Can the pest company recheck the repairs?

Yes. California pest rules allow a reinspection, a recheck of whether the items on the original report were done. Ask the company that wrote your report about it. Timing matters. Under state rules, if more than four months pass after the first inspection, the next visit counts as a brand new inspection, not a recheck. So plan your repairs soon after you get the report, and we will work to fit that window.

Termite damage repair in San Bruno and nearby towns

This part of the Bay Area has a lot of old houses. In San Francisco, more than half of homes were built before 1950 (U.S. Census). In an older home with a raised wood floor, termite damage often hides in the crawl space, out of sight. We repair homes in South San Francisco, San Francisco, and the towns around San Bruno.

A termite repair often opens up the crawl space. While it is open, you can add earthquake bracing at the same time. Our seismic retrofitting work needs sound wood to bolt into. See all of our general contracting services, or get a free written estimate for the items on your termite report.

FAQ

Termite Damage Repair, common questions

Where can I find termite damage repair near me in San Bruno?

Angel Suarez Construction repairs termite damage in San Bruno and across the nearby San Francisco Peninsula. We are a local, licensed general contractor, and we price each item on the termite report your pest company wrote. See the towns we serve, then call us to go over your report.

Do you also treat or kill termites?

No. In California, killing termites takes a separate state pest control license, so a registered pest control company does the treatment. We are a licensed general contractor. The pest company treats first, then we repair the wood the termites damaged, working from its report. Send us your report for a free estimate, or see our general contracting services.

What makes termite damage repair cost more?

The biggest factor is where the damage is. Trim and siding cost less to fix than floor joists, sill plates, or wall studs that hold up the house. Cost also rises with the number of report items, how hard the area is to reach, and the finishes we must put back. A permit adds fees for structural work. Ask for a free written estimate for your report.

Can termite damage cause a house to collapse?

It is rare, but serious damage can make floors sag and walls weaken. Termites hollow out the wood that carries the weight of the house, often in places you cannot see. Left alone for years, that can lead to real structural trouble. That is why Section I repair items are worth doing soon. We can also look at the foundation and sill plate while we are there.

How soon after the termite treatment can repairs start?

Repairs can usually start once the pest control company has finished its treatment. If the home was tented, wait until the company clears it for people to go back in. Follow any safety steps your pest company gives you. Then we open the area and build it back. You can reach out to schedule as soon as you have your report.

Do I need a permit to repair termite damage?

Often, yes, when the repair is structural. Peninsula cities usually require a permit to replace joists, studs, or a sill plate. Millbrae, for example, requires a permit any time a building is altered or repaired. We pull the permit when one is needed, so a city inspector checks the work. See how permits work in Millbrae.
